Terms of booking
These are the terms a stay is booked on. They are written to be read, not to be got past — if a line here matters to your plans, ask us before you pay and we will confirm it in writing.
We are still settling the exact wording of this page. What is written below is how we work today — if any of it bears on your booking, ask us and we will confirm it to you in writing before you pay.
An enquiry is not yet a booking
Sending dates through this site is a request. The house is not held, and the dates can still go to someone else, until we reply confirming the stay. That confirmation comes by WhatsApp or email and names the house, the dates, the number of guests and the total. If you have not had it, you are not booked.
The rate is for the whole house
Every villa here is let to one group at a time. The nightly rate covers the entire property, not a room in it, and it does not change with the size of your party — but the guest limit on the villa page is a limit, not a guide. Bringing more people than agreed, or handing the house to a different group, ends the stay without a refund.
Taxes, and what else you may be charged
Prices are shown before tax unless stated otherwise. GST is added at the rate applicable to the tariff and appears as a separate line on the invoice. Anything not listed on the villa page — meals, transport, an extra bed, staff beyond the ones who come with the house — is quoted and agreed separately.
Arriving and leaving
Check-in is from 2:00 PM and check-out is by 11:00 AM unless your confirmation says otherwise. Earlier arrivals and later departures are usually possible and always depend on the night before and the night after being free, so ask rather than assume.
Looking after the house
These are homes, and someone lives near each of them. We ask for the ordinary things: no smoking indoors, quiet after eleven, and pets or an event only where we have agreed it in advance in writing. Damage beyond fair wear is charged at what it costs to put right, and we will show you the bill. Where a security deposit is taken it is returned after check-out, less anything owed.
If we cannot give you the house
Very occasionally a house becomes unusable — a burst pipe, a power failure that cannot be fixed in time, something the owner has to attend to. If that happens we will offer you a comparable house or a full refund of everything paid, your choice, and we will help you find somewhere if neither works.
Things outside anyone's control
Floods, storms, a road closed by a landslide, an order from the state, an airline that does not fly — none of these is anyone's fault. Where one of them stops a stay we will offer a credit for later dates or a refund of what we have not already spent on your behalf, and we will tell you honestly which of the two we can do.
Which law applies
These terms are governed by the law of India. Any dispute is subject to the courts having jurisdiction over the place the villa stands in.
